During an eviction, the Sheriff’s must have access to the property or unit. You are responsible to secure all of the tenants belongings in the unit. Typically a representative of the property owner must be there during this time and the locks need to be changed or re-keyed in order to lock out the tenants. Then you must fill out and file a damage report for deposit and insurance claims. Abandoned personal property must be inventoried and properly stored. These steps must be taken to remove your legal liability and are REQUIRED for any CALIFORNIA EVICTIONS. We also act as your eyewitness.

WE MEET THE SHERIFF’S, REKEY THE LOCKS, INVENTORY TENANT’S BELONGINGS, CREATE DAMAGE REPORTS, HANDLE ALL EVICTION PAPERWORK FOR YOU, SEND PICTURES AND DOCUMENTATION, LEAVE A LOCKSMITH* WITH THE NEW KEYS IN IT, PLUS YOU NEVER NEED TO LEAVE YOUR OFFICE.   ALL OF THIS FOR ONE LOW, FLAT FEE!

The owner or property representative do not need to be there for eviction!

We will wait up to 60 minutes for Sheriffs to arrive.

We will open locks to give sheriffs safe entry into unit or property.

We will act on your behalf and sign legal writ and other documents.

Re-key up to two locks.

Take legal inventory report for any and all items left behind**

Provide a damage assessment report to help you get your deposit claim or insurance claim.

Include a Lockbox* on the door with the new keys so anyone can the access the property 24/7 immediately after the eviction with the correct code.

Provide photos of the property.

*Additional charges may apply for services such as re-keying additional locks ($50 per cylinder), additional wait times ($20 for every 10 minutes if sheriffs are running late past their appointed hour), lockboxes, padlocks cut $20, padlocks replaced $20, window locks, and mailbox locks, and for taking inventory $200 if requested in advance or $300 if requested the day of the lockout.

Other companies typically charge $600 or more for this same base package without locks rekeyed. Their agents will not fill out any reports for you, will not be your eyewitness, will not testify on your behalf, will not provide estimates for repair or junk hauling work, and will require YOU or your representative to show up at the eviction.
